Do You Need a Spanish Bank Account to Buy Property?

Not strictly a legal requirement on paper — but the practical route almost every purchase ends up taking.

A Spanish bank account isn't generally described as a strict legal requirement for buying property, but in practice, most advisers treat it as the standard route — and for good reason.

Why a Spanish account is the practical route

Money needs to reach the seller, the tax authorities and the notary, and at the notary itself, both parties state how the price was paid — for bank transfers, that means stating the account codes of both sides. In practice this means payment needs to be traceable and arrive on time, with proof that can be shown if needed.

Opening a non-resident account

Non-resident accounts typically require a passport, your NIE number, proof of address, and a stated reason for opening the account; some banks also ask about the source of funds. Requirements vary meaningfully between banks, so it's worth asking before making a trip to a branch rather than assuming one bank's process matches another's.

What a bank account does not mean

Opening a Spanish bank account does not, by itself, make you a Spanish tax resident — tax residency depends on separate rules, primarily how much time you spend in Spain during the year.

If you plan to sell or leave later

Non-resident accounts can carry higher monthly fees than resident accounts, so it's worth comparing a couple of banks before choosing one. If you later sell the property and no longer need the account, closing it properly matters — some banks continue charging maintenance fees on accounts left open and unused.

Frequently asked questions

Is a Spanish bank account legally required to buy property?

It's not generally described as a strict legal requirement, but it's the practical route almost every purchase takes, since payment needs to be traceable and the notary records the account details both sides used.

Does opening a Spanish bank account make me a tax resident?

No. Opening an account is unrelated to tax residency, which depends on separate rules — mainly how many days per year you spend in Spain.
